Breathing new life into a historic building in the heart of Venice

In the heart of the Castello district, overlooking the stunning setting of Campo San Zaccaria – one of Venice’s most evocative and historically rich areas – we carried out a complete restoration of the building that now houses the Bucintoro Viaggi travel agency, under the supervision of architect Roberto Parolin. The project began with the installation of scaffolding and a meticulous phase of internal demolition: removal of false walls, lightweight masonry sections, obsolete mechanical and electrical systems and old windows and doors. At the same time, a new on-site septic tank was installed, a crucial step in bringing the property up to standard for its location in the lagoon area. Particular attention was paid to the roof: we carried out a complete re-roofing of the roof covering, incorporating a new insulation and waterproofing system to ensure durability and protection over time. Inside, following the removal of the damaged flooring and plasterwork, structural repairs were carried out to reinforce the existing structures. New false walls, new technical installations and a new bathroom were then fitted, bringing the property up to modern standards. The restoration has also highlighted the historic features: the original marble has been treated and the cracks filled with grout, the internal stone pillars have been carefully cleaned, and the historic iron grilles have been dismantled, restored and reinstalled. The new iron window and door frames blend harmoniously with the architectural context, whilst the new Venetian-style terrace restores elegance and continuity with local building traditions. To complete the project, the interior was repainted and a new entrance door was fitted, helping to restore the identity and dignity of this historic building of great value. Today, Agenzia Bucintoro Viaggi re-enters one of Venice’s most fascinating districts with renewed vigour: a historic property restored with respect, expertise and sensitivity, successfully combining architectural heritage with contemporary functionality.
